Enforcing the pet policy was the first step in keeping this community clean and free of pet waste. I applaud you for taking that step in the right direction for all current and future tenants alike.

The grounds out here are disgusting. People do not pick up after their dogs and my kids are scared to walk in the grass...WOW!!

The by-laws of this property are skewed. I stacked wood for the winter outside under the stairs in the entry way and received a notice the next day that unless I moved the wood I would in in violation of my lease & fined. Presently (For over a month NOW) there is a motorcycle parked under the stairs!! After two maintenance complaints to have them move it, I receive a call from the leasing office saying "I know the owner and he said he would move it". News flash, it is still there. I am very disappointed in the way this place is run. I pay over half my salary a month to live here and this is the best you can do?

There is absolutely no parking after about 9pm every night. I always have to park halfway across the neighborhood. Management is always having mainanence people come through everyones apartment. There are so many hidden fees. For example, if you put your trash outside without a trash bin you will be charged 25 dollars. If you dont pay rent by the 3rd you will get a 50 dollar fee. If you dont pay by the 10th, they add on another 300. So basically if you dont have the money in time, they just keep billing you for more money you dont have. They changed the rules in the middle of our lease and now they dont accept payments at the office. Make sure you read your lease before you sign ANYTHING. I cant believe i signed my lease and didnt read that I have to pay OUT OF MY POCKET MORE MONEY, which is 200 dollars when i move for the cleaning crew to come in and clean my apartment. I pay $1250 for a ONE BEDROOM 677 square foot apartment. And i will not be staying because they are raising rent for this apartment to 1300 or more. This neighborhood is not for middle class. This neighborhood is for rich people with kids, rich people with no kids, and older people. This neighborhood is not worth the struggle to live here.

I have lived at other apartment homes and consider myself very patient however THIS experience for me has been the worse ever.
I have been complaining since I moved in about a disturbing noise coming from upstrairs. I have made multiple police reports and contacted management and they mentioned "they have a right to have pets". This noise is random- disturbing and often 3-4 in the AM. We describe it as "furniture" moving since we really don't know what it is.
I have been here NOW 6 months and have been complainig since I have moved in...and nothing has been resolved.
This has distrubed my life and wellbeing in such a way I am pursuing a lawsuit. I see myself curisng NOW and so frustrated because its NOT fair for ANYONE.

To lay down at the end of day and be "surprized" by "random noise" as of furniture moving around all the time (we suspects animals upstairs using toys")) gets ANYONE upset.

I was asked to call security. So at 10pm I thought I would comply....and then realized.....really shoudl I have a stranger in my bedroom to witness to noise -- someone I have no idea who it is???!?!!!!! Yes, they want to witness the noise;;; They think I might be TOO SENSITIVE.
They told my upstairs neigbors that its because "i have never lived at an apartment complex" I m "not used to the noise". UNBELIEVABLE-- I have indeed lived at apartment (for half of the cost of these) and MUCH BETTER CARE and NOISE regulation.

No hope on anyone helping me. Paying a"luxury" fee for this apartment --looking to pursing a lawsuit.

This property has seriously fallen off. I pay almost $1,500 a month for a one bedroom. That was a significant increase from the time I moved to the property a few years back. From broken gates, to trash, this property has lost its lusture. I do love my apartment but not enough to stay, especially if they propose a rent increase. If anything until they get the standards back up, I think a decrease of some level is in order.

I am not one to complain much considering that many of the issues that occur in housing complexes are minor and can be rectified fairly easy. Unfortunately, there is an emerging trend taking place that is taking away from the safety and sense of community here at Portofino. A neighbor recently vacated because her car was scratched and she saw a group of young men walking around the complex climbing the fences to gain entry and sitting on her sons car. This is truly unacceptable and falls in the hands of management to rectify this situation immediately. Residents in this complex throw their trash next to the garbage bin next to the mail boxes and those bins are often overloaded with trash. The gates are not functional and anyone can gain entry relatively easy which is probably why there have been burglaries in certain units. The lake or cesspool on the back of the complex is disgusting and the center fountain doesn't even work. There is an overwhelming amount of duck feces on the sidewalk and the hallways are filthy.

Here are my suggestions to management as I am most certain that this complex will begin to see a mass exodus of educated family-oriented individuals who are becoming fed up very quickly.

1. Hire a security guard for the hours of 8-6 am.
2. Ban loud noises from the pool screaming and acting like maniacs
3. Replace the gate entry system with a more efficient technology
4. Hire more or fire existing maintenance workers that are NOT keeping the site clean.
5. Invest in a larger gym for tenants
6. Clean up or seal lake it is not sanitary and is giving the site a unkept look
7. Pressure clean stairwells

Please know that this is not a rant and as a tenant I like living here but also know that it could be much, much better.
